The challenge

The existing timber structure did not meet current seismic and load requirements, and the facade was subject to historic review that limited how anchors and flashing could be detailed.

Our approach

We scanned the entire building to build an accurate existing-conditions model, then designed concealed steel moment frames that left the exposed timber intact and satisfied the review board on the first submittal.

The outcome

The hotel opened with its original timber and brick fully exposed in public spaces and received a regional preservation award for the facade work.
