Self-perform

Our crews hold the critical path

Roughly 35% of the value we put in place each year is built by our own employees. Concrete, rough carpentry, selective demolition and site concrete stay in house, which is why our schedules hold when the trade market gets tight.

What every engagement looks like

The delivery method changes. The sequence below does not.

    Discovery

    We walk the site, read the pro forma and pressure-test the program against real regional pricing. You get a number you can plan around, not a wish.

  2. 02

    Preconstruction

    Estimating, constructability review and schedule modeling run in parallel with design. Every assumption gets written down and priced.

  3. 03

    Buyout

    We prequalify and level every trade, then award scope with no gaps. Clear contracts up front are what keep change orders off your desk later.

  4. 04

    Construction

    One superintendent owns the site from mobilization to punch. Weekly cost and schedule reporting, no surprises at the monthly meeting.

  5. 05

    Commissioning

    Systems are started, balanced and verified against the basis of design before you take the keys, with training recorded for your facilities team.

  6. 06

    Warranty

    Closeout documents delivered in 30 days and an 11-month walk on the calendar before you have to ask for it.
